Jagtar Singh

Jagtar is a Solicitor in the Real Estate Department, having joined the firm in 2019 and qualifying through the firm's Training Contract. He holds an LLB from Birmingham City University and completed his Legal Practice Course at BPP Law School.

Jagtar brings a cross-disciplinary and commercially focused approach to real estate and corporate work, acting for investors, landlords, developers, lenders, and corporate occupiers.

His practice spans residential conveyancing through to multimillion-pound acquisitions, development finance, corporate transactions, and structured lending.

He has experience acting for borrowers in transactions involving specialist and challenger banks, including bridging finance, structured senior and junior loan facilities, and development finance.

Expertise

  • Residential Conveyancing - freehold and leasehold sales and purchases, lease extensions, transfers of equity, re-mortgages, equity release, and unregistered land.
  • Commercial Property - acquisitions, investments and disposals; landlord and tenant matters including lease grants, assignments, re-gears, surrenders, and rent deposit deeds; and structured commercial loans including bridging finance and peer-to-peer lending.
  • Development - brownfield and greenfield site acquisitions, option agreements, overage and clawback provisions, off-plan and new build developments, and development finance and drawdown facilities.
  • Corporate - M&A including cross-border share acquisitions, asset purchase agreements, franchise and multi-site portfolio transactions, post-acquisition restructuring, and company secretarial matters.
  • Banking & Finance - structured senior and junior loan facilities, acquisition and portfolio refinance, commercial bridging finance, personal guarantees, debentures, share charges, and intercreditor arrangements.

Experience

  • Acting on a £3.5m brownfield and greenfield site acquisition with planning proposals for Class D2 (Community and Leisure) use.
  • Acting on the acquisition, redevelopment, and £2.8m refinancing of a development site.
  • Acting on an asset purchase with funding from a portfolio refinance.
  • Acting for a gym chain franchisee on lease negotiations, variations, and licences across multiple sites.
  • Advising on the acquisition of a mixed-use listed development with planning consent for residential conversion.
  • Acting on a substation site lease.
  • Acting for a landlord on the assignment of an industrial lease at a passing rent of £100,000 per annum, including negotiating a rent deposit as a condition of consent and advising on a licence for tenant works involving structural alterations to the demise.
  • Acting for an international corporate occupier on the acquisition of new Grade A office premises in Central London.
  • Acting on the acquisition of multiple Domino's franchise sites in an £8m deal, involving the share acquisition of three companies, including a Scottish entity, funded by secured mainstream lending, followed by a hive up of the business incorporating an asset purchase agreement, business transfer, and company secretarial matters.
  • Acting for the borrower on the purchase and conversion of a residential property into a 4-unit accessible HMO, funded by a structured senior and junior loan facility from two separate lenders, including an intermediary credit agreement, with a combined facility of approximately £1.2m against a GDV of £1.62m.
  • Acting for the borrower on the simultaneous acquisition and portfolio refinance of two residential properties, funded by a commercial bridging facility of £245,000 secured by way of first legal charge over the purchase and second charge over the re-finance property and supported by a personal guarantee.
